"Berdasarkan informasi pelaku, mereka biasanya bukan tangan pertama. Kalau kita lihat putus jadinya.

Jakarta Has Built 10 Malls in A Year

VIVAnews – The rampant development of shopping malls in Jakarta is apparent despite the fact that the new policy issued by the Jakarta administration on the moratorium of mall construction will hamper more projects to come.

According to the Director of PT Pakuwon Jati Tbk, A. Stefanus Ridwan, developers still proceed with mall development projects.

He estimated that the developers will build at most 10 shopping malls this year.

“Usually, it’s less than 10 malls,” he told VIVAnews in Jakarta.

Therefore, Stefanus was puzzled when he heard a rumor of the development of 21 new malls in Jakarta this year.

“All I know is that the number will not reach 21. Who said that? I'd like to recheck on this through the city administration,” he said.

He said that the development of 21 new malls will be one third of the current malls.

“All I know is that the development has not reached 21 malls. If it’s real, that means the 21 malls will comprise one third of the current malls, because right now we have around 70 malls,” Stefanus said.

He said that if it is true, there will be almost 100 malls in Jakarta.

“I think it is a significant number and I think the development of 21 new malls in one year has never happened in Jakarta before,” he said.

Earlier, Associate Director Research of Colliers International Indonesia, Ferry Salanto, said there will be an addition of 21 new shopping centers in Jakarta during 2012 to 2013.  The total floor area will reach 827,376 sqm, and 45% will be located in Jakarta.

“Among those new malls, half of them have exceeded 50% construction stage,” Ferry said in Jakarta.

Colliers issued that the under-construction malls which will be launched this year include: Kemang Village, Menteng Square, Kota Kasablanka, Pulomas X-'Venture, Ciputra World Jakarta, and Pondok Indah Street Gallery.

Other than Pulomas X-'Venture, the rest will be located in South and Central Jakarta.  In addition to the number, Agung Podomoro just launched its latest project, Kuningan City Mall, by the end of last year.

Moreover, Agung Podomoro continues to develop its shopping facilities in its residential area in Kalibata on a 60,000 – 90,000 hectares area.  The project will accommodate 120-180 tenants and will be completed by next year.

The trend will shift to malls that implement rent system especially since bank funding is easier to get nowadays.

Colliers calculated that this year’s mall cumulative supply in Jakarta will grow up to 5.6 percent or 335,456 sqm.  The growth will be higher than last year’s 4.5 percent or a total of 5.95 million sqm.
